We did all of the electrical wiring for a new construction home on Estero Island. The lighting was a large part of it: LED tape on every ceiling beam, LED tape for all the closets, toe kick and ceiling coves, LED tape in the shelving including the master closet, and a custom backlit translucent stone countertop using Aspect LED lighting sheets on several 24-volt drivers. The panels are two white Leviton panels with glass fronts.
The Town of Fort Myers Beach runs its own Building Services Division within Community Development, separate from Lee County. New homes on the island are permitted and inspected through the Town’s process, and we schedule each electrical inspection.
LED tape and lighting sheets run on low voltage through drivers that convert the home’s power to 24 volts, so each lit feature needs a place for its driver and a clean path for the wiring before the walls close. That is why we plan the lighting during rough-in rather than after. The project page has photos from both the installation and the finished rooms.
Yes. Renovations on Fort Myers Beach can trigger the Town’s FEMA 50 percent rule when repairs and improvements add up, so we coordinate the electrical scope with whoever is running the overall permit.
The Town’s Building Services Division issues the permits and uses a private provider for plan review and inspections, so the electrical inspections are scheduled around that provider. We stage the rough-in, the panel and the trim inspections with the builder.
